We will verify every legal document before presenting to you

Title deed, encumbrance certificate, mutation, ownership records, society approvals, building plan sanctions โ€” our team checks all of these before we even shortlist a property for you. You see only the clean ones.

We will never take money from builders to promote their projects

Some agencies run on builder incentives โ€” the more they sell a builder's flats, the more they earn. We reject this model completely. Our fee comes from genuine brokerage on honest transactions. Not from pushing someone's agenda.

No โ€” never. This is one of our core principles. We only deal in properties that are fully constructed, legally approved, and ready for immediate possession and registration. We believe a buyer should be able to physically walk through the property before spending their money.
Are you tied to any builder or developer? โ–ผ
Absolutely not. SOI Estates is completely independent. We have zero financial relationships with builders, developers or housing companies. We do not earn builder incentives and we do not push any developer's inventory. Our only obligation is to our clients.
How do you serve companies if you don't sell builder projects? โ–ผ
We help companies and corporations find the right property โ€” for example, helping a bank find a branch location, or helping a manufacturing company find an industrial plot. In these cases, we source the property from the actual owner and facilitate the transaction. We never turn around and sell a company's own inventory to individual buyers.
Do you verify the legal status of every property? โ–ผ
Yes, this is a mandatory step in our process. Before any property is shortlisted or shown to a client, we check the title deed, ownership documents, encumbrance certificate, mutation status, and any applicable authority approvals. Only clean, dispute-free properties make it to our clients.
Do you cover locations outside Ludhiana? โ–ผ
Yes. While our base is Ludhiana and we have the deepest knowledge of the Ludhiana and Punjab market, we serve clients across Pan India. We have a network of trusted contacts in major cities and can source, verify and facilitate property transactions in most parts of the country.
